1. Acceptance of Terms

By accessing or using BranchScout, you agree to these Terms of Use. If you do not agree, do not use the platform. These terms apply to all users including subscribers and trial users.

2. Description of Service

BranchScout is a subscription-based intelligence platform that aggregates publicly available federal and state data to help commercial real estate professionals identify bank-branch sale-leaseback opportunities. The platform does not provide investment advice.

3. Account Registration

You must provide accurate information when creating an account. You are responsible for maintaining the confidentiality of your login credentials. Notify us immediately at support@beup.space if you suspect unauthorized access.

You may use BranchScout for lawful commercial due diligence and investment research. You may NOT:

All data is sourced from publicly available federal and state filings and is provided “as is.” BranchScout makes no warranty of accuracy, completeness, or fitness for a particular purpose. Scores, rankings, and signals are research opinions, not statements of fact about any institution’s solvency or condition, and not a recommendation to buy, sell, or lease any property or security. You are responsible for verifying all figures against primary-source filings before making any investment decision. Property-ownership classifications (owned vs. leased) are derived from third-party county and state records on a best-effort basis, may be incomplete or inaccurate, and must be independently confirmed against authoritative title and county records before you rely on them.

7. Independence & Government Data

BranchScout is an independent platform and is not affiliated with, endorsed by, or sponsored by the FDIC, NCUA, the U.S. Census Bureau, or any government agency. References to these agencies identify the public-domain data sources only. BranchScout also processes data from public property records that may contain information about third parties (e.g. property owners); such data is used solely for commercial real-estate research.

6. Intellectual Property

The BranchScout platform, brand, Branch Buy Score methodology, and all associated software are the intellectual property of BEUP. The underlying public data (FDIC, NCUA, Census, etc.) remains in the public domain.

8. Subscription and Billing

Subscriptions are billed monthly or annually as selected at checkout. Subscriptions renew automatically unless cancelled before the next billing date. Refunds are at our discretion; contact support@beup.space within 7 days of a charge to request review. The complete dataset may also be purchased as a one-time Data License; licensed data is for your internal use and may not be redistributed.

9. Limitation of Liability

BranchScout and BEUP are not liable for any investment losses or business decisions made based on platform data. The platform provides research tools only, not financial, legal, or investment advice. Our total liability to you shall not exceed the fees paid in the 3 months prior to the claim.

10. Termination

We may suspend or terminate your account for violations of these Terms, non-payment, or abusive conduct. You may cancel your subscription at any time; access continues until the end of the paid period.

11. Governing Law & Disputes

BranchScout is operated by BEUP, a company based in Vietnam. These Terms are governed by the laws of Vietnam. The parties will first attempt to resolve any dispute through good-faith negotiation; any dispute not resolved that way shall be submitted to the courts or other competent authority of Vietnam.
