1. Introduction

BranchScout ("we", "us") is a bank-branch sale-leaseback intelligence platform operated by BEUP (beup.space). This Privacy Policy describes how we collect, use, and protect information when you use our platform at branchscout.com.

2. Information We Collect

Account data: email address, name, company (provided at registration). Usage data: we collect anonymous, aggregate visit statistics (pages viewed, referrer, device type, approximate location derived from IP address) via Vercel Web Analytics, which sets no cookies, and product usage data (pages viewed, features used, session duration) via PostHog. For signed-in users, product usage data is linked to your account so we can understand how the platform is used and improve it. We do NOT collect or store payment information — billing is managed by Stripe directly. Cookies: we use only essential cookies (e.g. Supabase authentication) required to sign you in and run the platform; these are always on. Any optional analytics cookies are off by default and load only if you accept them via our cookie banner — you can reject them with no loss of functionality. If you accept, analytics may also store a persistent identifier and record how you interact with the app (session replay, with typed input masked) to help us fix usability problems. If you reject, analytics runs without cookies and your sessions are not recorded.

3. How We Use Your Information

To authenticate your account and provide platform access; to send important product updates and service notifications; to improve platform features based on usage patterns; to respond to support requests sent to support@beup.space.

4. Data Sources

The platform aggregates publicly available data from federal and state agencies (FDIC, NCUA, US Census Bureau, state property databases). BranchScout is independent and is not affiliated with or endorsed by these agencies. None of these sources contain personally identifiable information about our users. Public property records may contain information about third parties (e.g. property owners); we process such data only for commercial real-estate research and do not market to, or build profiles of, those individuals.

5. Data Sharing

We do not sell your personal information. We share data only with: (a) infrastructure and analytics providers (Supabase, Vercel, PostHog) under confidentiality agreements; (b) law enforcement when legally required. We do not share data with advertisers.

6. Data Retention

Account data is retained while your subscription is active and for 30 days after account deletion, after which it is permanently removed from our systems.

7. Your Rights

You may request access to, correction of, or deletion of your personal data by emailing support@beup.space. We will respond within 30 days.

8. Security

All data is encrypted in transit (TLS) and at rest. Database infrastructure is provided by Supabase with SOC 2-compliant hosting.
